The Full Fall Maintenance Guide

Thank goodness for the fall season! These are the months where the temperatures aren't too hot, nor too cold, and allow everyone enough time to prepare for winter. In order to prepare your home for the wintertime, make sure you complete these maintenance tasks.

Service Heating System
First, replace the furnace filter to allow for a clean flow of air (perform this task monthly). Next, open up the furnace and give it a good cleaning while also looking to see if the belts need replacement. Afterward, get an HVAC technician on the phone to come and service the unit. A professional will help you realize if there is a part that needs repair or replacement.

Sealing the Envelope
Now that your heating system is running efficiently, you want to make sure all of the heat it produces stays inside of the house. For any windows and doors that do not properly fit their frames or produce a slight draft, add weatherstripping or caulking. Keeping heat contained within the house will significantly lower your heating costs. When windows and doors still produce a draft after adding weatherstripping or caulking, consider having them replaced.

No-Burst Pipes
Water will freeze when it reaches below freezing temperatures, obviously. There is no exception to this rule, even if the water is located within your plumbing lines. To greatly reduce the risk of frozen plumbing (and possible bursted pipes), insulate your home's plumbing pipes. As an additional insurance measure, locate your water shut-off valve and know how to operate it in case your pipes do burst.
